At the heart of the development stands the magnificently restored Fort Manoel, a heritage landmark that has benefited from what is considered the largest private heritage restoration initiative ever undertaken in Malta, with MIDI investing over €12 million in conservation work across both Manoel Island and Tigné Point.
The residential component consists of three low-rise clusters totalling 323 residential units, carefully positioned so that built structures occupy less than 10% of MIDI’s overall concession on the island. The remaining space is dedicated to over 80,000 square metres of public park and open space, making Manoel Island one of the most generous green developments ever proposed in Malta. Buildings are designed as low-rise urban blocks of four to five floors, with a largely pedestrianised layout and underground parking to maintain a calm, car-free environment at ground level. A commercial offering is also planned, sensitively integrated around the island’s open public spaces.
Manoel Island is accessible from the Gzira mainland and sits within minutes of Sliema, Valletta, and St. Julian’s. Its position in the harbour provides an unrivalled sense of tranquillity combined with proximity to all major amenities, entertainment, and transport links.
Manoel Island and Tigné Point are designated as a Special Designated Area under Maltese law, allowing both EU and non-EU nationals to acquire property with the same rights as Maltese citizens, without the need for an AIP permit.
