Top 6 Most Popular Types of Properties for Rent in Malta

Discover the top 6 most popular types of properties for rent in Malta and Gozo ideal as an investment for a long and short term stay.

The Maltese have always favoured buying their home over renting, but there has been a shift towards the Malta rental market over recent years. When choosing a property for rent in Malta, whether it’s for a short time or a longer period, there are factors to keep in mind. The number of tenants, your lifestyle, daily commute, the neighbourhood, and your budget are all things you should consider before choosing. Luckily, there is a property for rent in Malta or Gozo for every need, with the following six being the most popular.

1. Apartments for rent

Apartments for rent in Malta or Gozo are, especially in Sliema and St. Julians areas, hands down, the most sought-after type of property for rent, and they are also the most commonly available one, as more houses are replaced by apartment blocks.

Pros: Modern apartments are equipped with energy-saving features like double-glazed windows, solar panels, and solar water heating, and most are also serviced with a lift. Ground floor apartments for rent often come with a yard, while those on upper floors have balconies or larger terraces. Some modern blocks even have a communal garden or a pool.

Cons: When sharing a building with other tenants, you run the risk of living next to or underneath noisy neighbours. Costs associated with the common areas are shared by all the tenants.

Penthouses for rent

2. Penthouses for rent

If you want the comfort of apartment living but will not compromise on space and privacy, a penthouse for rent in Malta or Gozo might be your solution.

Pros: Following the recent pandemic, outdoor space has become more valuable than ever. Penthouses tend to have abundant outdoor space and enjoy spectacular views. Some even come with a private pool or outdoor jacuzzi. They also enjoy abundant natural light and tend to be finished to high standards.

Cons: The perks you get to enjoy living in a penthouse for rent come at a premium. Demand is high, which makes them a more expensive option.

3. Maisonettes for rent

A maisonette, literally meaning a small house, is a type of property in Malta which forms part of a larger building but has its own entrance.

Pros: The most obvious advantage of renting a maisonette is having private access to your home. Not only does this ensure you have more privacy, but it also means that you don’t need to worry about extra expenses or issues relating to common areas. Some ground floor maisonettes for rent in Malta come with their own yard or garden, while others have access to the roof. In any case, chances are you will have enough outdoor space to enjoy balmy summer evenings outside with your family and friends.

Cons: Even though you have a separate entrance, your maisonette will still be part of a larger building, which might be home to other tenants. This means that you might still need to share some amenities or areas, such as parking space or the use of a roof.

terraced houses for rent

4. Terraced houses for rent

A terraced house for rent is one in a row of similar houses, and while not necessarily newly built, it usually is not older than 60 years. These houses are normally built on the outskirts of towns and villages, and they have long been the preferred option for families.

Pros: Terraced houses usually come with a yard, a garden, or even a pool. Most also have a garage and, sometimes, a front garden. They tend to have three bedrooms and at least two bathrooms, making them ideal for families.

Cons: If you prefer to be within walking distance of all amenities, a terraced house in the outskirts might not be for you. Since these houses are only separated from the neighbouring ones by a wall, noise from your neighbours might be an issue.

5. Farmhouses for rent

Although some farmhouses for rent are close to village centres, most of these types of properties to let are situated in rural areas. Although they are centuries old, converted farmhouses offer all the comforts of modern dwellings, with some of them being finished to luxurious standards. It is not unusual for these houses to have a spacious pool area at the back, with some also having a garden or a large terrace where to entertain.

Pros: Since farmhouses are larger than modern houses, they are a great choice for families, although couples might find the extra bedrooms and spacious interiors ideal for hosting friends and family members. The thicker walls keep the interior cool in summer and warm in winter, and they also minimise outside noise.

Cons: Older houses need more maintenance, and the sheer size of a farmhouse means that you are never out of odd jobs that need doing.

Villas for rent

6. Villas for rent

Villas for rent are the crème de la crème of rental properties. They are luxurious, and spacious, come with a large outdoor area and are usually secluded. The older ones are elegant and classic in style, while modern ones tend to be stunningly minimalistic.

Pros: Big enough for large or extended families, villas can also be rented as holiday homes and shared with friends.

Cons: Since there is high demand for villas during the summer months, it would be a good idea to conduct your search for one in winter.
